Property Receivership

Property Receivership
Positive action and default loan recovery for property lenders.
We provide lenders with assurance that experienced professionals are managing the property in the event of a loan default. Whilst the sale of the asset is always central, we will thoroughly assess each case and consider strategies to maximise value and the outcome to the lender as well as the borrower.
No matter how complex (or bizarre) the circumstances, we can help. Our expert team can support you to a successful outcome, quickly and efficiently. This includes managing non-vacant property, working with solicitors where necessary, as well as cases where a property’s value is linked to a trading business or if there is a partially developed property or site.
Receivership Considerations

Partially developed sites
When appointed on partially developed properties and sites where a default has occurred on a property development loan, we will, alongside our ‘in house’ quantity surveyor, consider the costs to complete the project and whether this is appropriate to maximise value and sale proceeds. If necessary, using our contractor relationships, we can ensure that the site is finished to a high standard to ensure the maximum value is achieved on final sale.

Non-vacant property
If the property isn’t vacant we will take steps to collect rent and pay this to the lender to mitigate the increased interest due to it. In addition, we have solicitors within the business who will work alongside external solicitors to instigate possession proceedings where vacant possession is the correct strategy to maximise the property value.

Value linked to a trading business
Where the property’s value is linked to a trading business such as licensed premises, hotel, care homes and petrol stations, we have established relationships with various management companies who will continue operating the business on our behalf until a buyer is secured.
